How is the bridge amount set?
The bank advances a share of the value of the property being sold, usually 60 to 70%, up to 80% when a sale agreement is already signed, minus the outstanding capital of loans on that property. The conservative loan-to-value protects against a slower or cheaper resale than hoped. The retained value relies on an agency estimate, an appraisal or comparable sales data.
