Zero-rate loan (PTZ) calculator

Who is eligible for the PTZ?

The PTZ finances the primary residence of households that have not owned their home during the last two years (first-time buyers, with exceptions for disability and disaster). The reference tax income of year N-2, divided by a family coefficient, must remain under the ceiling of the property’s zone. For existing homes, the PTZ only exists in zones B2 and C, with at least 25% of works in the operation. The PTZ amount cannot exceed that of the other loans of at least two years financing the operation.

How is the amount calculated?

The reference income (N-2 tax income divided by the family coefficient, with a floor equal to the operation cost divided by 9) places the household in one of the four tranches of its zone. The tranche sets the quotity applied to the capped operation cost: up to 50% for new collective housing, 30% for a new house, 40% for existing homes with works, 10% for HLM sales. The lower the tranche, the higher the quotity and the longer the deferral.

Repayment deferral: the major asset

The PTZ bears no interest and its repayment is deferred by 5, 10 or 15 years depending on the tranche: during the deferral you repay nothing on the PTZ. Banks then smooth the main loan to keep a constant payment over the whole term, which mechanically increases the household’s borrowing capacity. That smoothed structure, PTZ included, is what the broker presents to the bank.
